Are there any units reserved exclusively for hotel use (RTA) or hotel rooms?

No, absolutely not.
All apartments for sale at The Manhattan are 100% residential, with full ownership and urban planning classification A/2 (residential dwelling). There is not a single unit intended for exclusively hotel use.

Can I use it as my main residence (“prima casa”) with all tax benefits?

Yes, absolutely!
All apartments qualify for the full “prima casa” tax regime (Municipal Council Resolution no. 28 of 28.05.2025 – Riccione):
– VAT reduced to 4%
– Registration tax only €200
– Access to all first-home mortgages (including the Consap Guarantee Fund)
You can register your official residence here with no issues.

Can I rent it out?

Of course! You can rent long-term or short/medium-term stays thanks to the building’s hotel licence. Maximum flexibility and return.

Can I use the pool, spa and gym?

Yes! All 5-star services are available to owners with the VIP Card:
– 25-metre indoor swimming pool
– Spa
– Gym
– 24/7 concierge, room service, laundry, transfers, private beach area…
Use is completely optional: if you don’t want the services, you pay nothing. Zero fixed costs, zero obligations.

Can I sell it or pass it on to my heirs?

Obviously! It is 100% freehold property: you can sell, gift or bequeath it exactly like any other home.
